Beneficiary Deed
A Beneficiary Deed (sometimes called a Transfer on Death Deed) is a kind of deed that transfers an owner’s interest in real estate to named beneficiaries upon the owner’s death without need for the probate process. However, if the named beneficiary dies before the grantor, the property could still end up in probate.
The Beneficiary Deed does not alter the owner’s interest in the property while they are living and the owner can still sell the property or change the Beneficiary Deed at any time.
